Our client brief and planning phase involves a detailed analysis of the site and an understanding of the project requirements from the client. We determine what you will be able to build in accordance with the local council and development codes. We consider the project budget while understanding the clients needs and desires, maximising the development opportunity.
All concept plans are produced with the latest CAD programs, designed to fit the site and show adjoining properties and context in order to highlight privacy & solar impacts to and from the site. Once the concept phase is complete, a discussion with designer and client will occur in order to finalise all design decisions and amendments. The final concepts will be amended and presented for your final approval along side a 3D model showcasing the structure, materials and finishes used.
This phase involves finalising the concept designs. Including floor plans, elevations , sections, site plans and all other documents required by Council. Once the building plans are complete we coordinate all required third party consultants reports , plans and certificates needed for either DA or CDC.
1. (DA) - Development Application A DA is a formal application for development that requires consent under the NSW Environmental Planning and Assessment Act 1979 made to your local council.
2. (CDC) - Complying Development Application Complying development is a fast-track approval process for straightforward residential, commercial and industrial development, determined by your council or an accredited private certifier.
In the construction document phase we prepare all required conditions and documents which are set out in the development consent in order to obtain the Construction Certificate (CC) in order for building to proceed.
